Home Builder Design Services:
Speculative (Spec) design:
$1.00 per square foot (heated space incl. basement if applicable) up to 9,999 sq ft.
Custom design:
$1.75 per square foot (heated space incl. basement if applicable) up to 9,999 sq ft.

Discounts are available for multiple home design projects.
Contact the home designer for a custom quote on larger designs and available discounts.

The Interview Phase
This is by far the most important phase of the design process. Here we will gather the necessary information for the design of your home. This can take place in person or by phone/ email/ fax correspondence. We encourage you to bring to this meeting all materials you have prepared along with any design requirements. Examples include, the square footage limit, room requirements, visual references that shows what you are looking for in your home and any other information you feel may be necessary.

The Design Phase
During this phase, we prepare a preliminary or schematic design of a floor plan and front elevation based on information obtained in the interview phase.

The Working Drawings phase
In this phase, a complete set of construction documents will be developed to include the minimum required specifications and details for a set of permit ready plans otherwise referred to as a "Builder Construction Set".

Our Speculative design package (for builders) is designed to accommodate home builders who build homes as specs for future sales to potential home buyers at large.

A Speculative design "Builder set" includes the following:

1. Four (4) exterior elevations
2. Foundation plan
3. Floor plans with window & door specs labeled on plans
4. Roof plan overview
5. Wall section, foundation details, and other misc. details as required.
6. Schematic electrical plans

Our Custom design package (for builders) is designed to accommodate home builders who want in depth detailing not found in the Spec design package.

A Custom design "Builder set" includes everything in the Spec package plus the following:

1. One (1) building cross section
2. Kitchen and bath cabinet elevations
3. Interior elevation design of one (1) major focal point

Engineering...
At the request of the home builder, we can provide CAD or PDF files to engineers for framing and other engineering packages.
