Sample set of stock house plans

Although you can find what's included in our house plans on the Frequently Asked Questions page (Questions?) listed above, the sample set below expands that explanation with a visual presentation. This sample set is a minimum of what to expect in a set of home plans from Design Evolutions Inc., GA. The number of sheets may also vary with each home design.

house plans sample set. The first sheet is usually the sheet with the elevations, roof plans and minor details specific to that house design. As you can see, the front elevation is drawn at 1/4" scale while the rear and side elevations are drawn at an 1/8" scale. This practice is common in the home plan industry. Dimensions showing plate heights, window header heights and other critical elements are provided as well as detailed notes explaining materials involved with the elevations. Some plans may include all the elevations drawn at 1/4" scale. The roof plan is also drawn at 1/8" scale. It is drawn as an overview of the second floor with directional arrows showing the roof slope & pitch, crickets, chimney saddles, and other information crucial to the roof plan. Additional roof notes are also provided.
house plans sample set. The second sheet is usually the foundation plan sheet. The foundation (drawn at 1/4" scale) may be a monolithic slab plan, a crawlspace plan, or a basement plan. The example to the left shows a walk-out basement foundation with daylight to the rear. This type of basement foundation with suggested room layouts is the typical design for my plans.

Each foundation is fully dimensioned. Critical notes are provided to explain the footings and slab composition. The plumbing location is shown on slab foundations (i.e. sink, diswasher, toilet locations). Basement and crawlspace's show beams, girders, piers, & abbreviated floor joist members (indicated on the plans with directional arrows, joist size, and spacing). Foundation sectional details are shown to give a visual explanation.
house plans sample set. The third sheet is usually the first floor plan or main floor plan with a ranch house plan design. Drawn at 1/4" scale, the floor plans are fully dimensioned with room names and size indicated. Other items shown include heated and unheated square footages, window & door sizes, floor or ceiling joist members (indicated with directional arrows, joist size, and spacing), special ceiling treatments (i.e. vaults, trays, etc.), change in floor levels (if applicable), and other elements crucial in explaining the construction of the floor plan. Also indicated on the floor plan is a schematic electrical plan indicating the suggested placement of electrical components.

The example to the left also show wall sections with different roof pitches relating to the plans construction. These sectional details (drawn at a minimum 3/4" scale) show what the finished wall would look like if it were cut through the roof.
house plans sample set. The fourth sheet is usually the second floor plan (if applicable). Everything mentioned above relating to the first floor plan is relevent to the second floor plan. Other details, blow-ups, and special construction details are shown on the fourth sheet and any additional sheets that may be required.

Some plans may include full building sections and other detailed items. However, these items are not necessary in constructing most plans as they are designed using traditional construction methods. Full building sections are necessary when house plans are complex in their design (i.e. extensive level changes, uncommon construction practices) and require attention in explaining how it is to be constructed.

Mechanical and plumbing diagrams are not included.
