1. Five (5) Sets – Blackline copies
Our house plan packages contain enough sets to provide your builder and subcontractors with copies to build your home. It gives the purchaser a license to build one time only. You are not granted permission to reproduce the stock house plans and they shall not be redrawn. Reasonable red-lines and mark-ups on the plans by your builder is allowed. This plan package includes a license for building one (1) house. If you feel you will need additional copies of the plan, a vellum or PDF set would be a better solution for your needs.
2. PDF set – Digital copy
You can make minor changes with a PDF set. Your designer can print PDF files on vellum to make necessary modifications. This plan set is also ideal for those needing more than a minimum 5 set package. A plus to this home design package is that you don’t have to wait for delivery from UPS or Fed Ex shipping. We deliver the plans to your email account inbox. Customers will receive their house plans in 1-2 business days, but more frequently within hours of your order during regular business hours. You may use your local architect, designer, or draftsman to make changes or build the plan as is. You can make copies at your local print shop. In addition, you can print as many copies as you need. This plan package includes a license for building one (1) house.

1/4″ scale foundation plan. (slab, basement, or crawl space)
1/4″ scale floor plan(s) with schematic electrical layout.**
1/4″ scale front elevation. (all elevations in some plans)
1/8″ scale side and rear elevations.
1/8″ roof plan
Typical wall sections and foundation section details.
Miscellaneous details as needed per house plan.
** Our house plans include abbreviated floor & ceiling framing member specifications along with the schematic electrical plans (suggested location for outlets, switches, light fixtures, etc.)
Note: Some states require house plans to be sealed (stamped) by a local architect and/or a licensed engineer. The state of New Jersey is one example of such requirements. Please verify with your local county before ordering house plans. The purchaser is responsible for conforming to this requirement if it applies. Design Evolutions Inc., GA will not be held liable for any changes made to the plans. You accept full responsibility for modifications made to the plans.

All of our house plans were designed to conform to the local codes in the state of Georgia.
Although our plans can be built “as is” in most places, your local building department may have specific requirements. Some of these requirements, including structural engineering, soils reports and energy efficiency calculations may require significant additional investments.
The typical plan set does not include any plumbing, heating or air conditioning drawings due to the wide variety of local codes and climatic conditions. These details and specifications are easily obtained from your builder, contractor, and/or local suppliers.
How many sheets are in our house plan packages?
On average, a typical set of our stock plans will contain between 3 to 6 sheets. Some plans may include more. Home designs in our “Natchez Historic Homes Collection” average a minimum of 8 sheets per set.
